Historic Door Restoration for Commercial Buildings

What Owners, Architects, and General Contractors Should Know Before Replacing the Front Door

Historic windows get a lot of attention on preservation projects. Doors sometimes get treated almost like an accessory.

That is a mistake.

Walk up to a historic courthouse, hotel, school, church, train station, or commercial building and the entrance is often one of the first things you notice. It is also one of the few historic architectural features people physically interact with every time they enter the building.

They see the proportions. They feel the weight of the door. They grab the hardware. They notice the glass. They hear how it closes.

A historic door has to look right, but unlike many decorative features, it also has to work—sometimes hundreds or thousands of times a day. That combination is what makes commercial historic-door restoration interesting. And occasionally complicated.

Start With the Entrance, Not Just the Door Slab

One of the first things we look at is the entire entrance assembly. The door itself may be only one piece.

A historic entrance can also include:

  • jambs

  • casing

  • thresholds

  • transoms

  • sidelights

  • fanlights

  • pilasters

  • decorative trim

  • hardware

  • glazing

  • surrounding storefront components

Sometimes the door slab is in relatively good condition while the jamb has deteriorated at the bottom. Sometimes the door has been modified repeatedly but the original transom and sidelights remain intact. Sometimes a later replacement door is sitting inside an otherwise original entrance.

Those conditions lead to very different restoration approaches.

The National Park Service makes this same point in its guidance on Entrance Treatments: the complete entrance can be an important part of the architectural character of the building, not simply the door itself. Before deciding what should be restored or replaced, understand what survives.

Historic Doors Can Look Worse Than They Are

A heavily weathered door can be intimidating.

Years of paint may be peeling. The bottom rail may show deterioration. The door may drag across the threshold. The joints may have opened slightly. The hardware may barely function. None of those conditions, by themselves, mean the door needs to be replaced.

Once coatings are carefully removed and the assembly can actually be examined, the picture often changes.

A traditional stile-and-rail door was built from individual components. That gives a restoration craftsperson options. A damaged bottom rail may be replaceable. A localized area of rot can sometimes be repaired with an in-kind wood repair or Dutchman. Loose joinery can often be addressed. Damaged glazing can be renewed. Original hardware may still be serviceable after decades of neglect.

Much like historic windows, the condition beneath the paint matters more than the appearance of the paint itself.

The Bottom of the Door Usually Tells a Story

If there is one area worth examining closely, it is the lower portion of the assembly. Water hits the threshold. Rain splashes back from surrounding paving. Failed coatings expose end grain. Moisture collects where rails and stiles meet. Over time, the lower rail and lower ends of the stiles may suffer far more deterioration than the rest of the door.

That does not necessarily mean rebuilding everything.

If the upper portions, panels, glass, and much of the joinery remain sound, replacing a severely deteriorated rail can allow a substantial amount of original historic material to remain in service. This is one reason we try not to make restoration-versus-replication decisions from photographs alone.

You need to understand where the deterioration is and whether the remaining assembly can still perform its job.

Hardware Is Part of the Architecture

Historic-door hardware deserves more attention than it often receives.

A commercial entrance may contain:

  • hinges

  • pivots

  • mortise locks

  • rim locks

  • knobs

  • pulls

  • push plates

  • kick plates

  • bolts

  • closers

  • transom hardware

Some pieces may be original. Others may have been added during later renovations. A good condition assessment separates those layers.

Original hardware can often be cleaned, repaired, lubricated, refinished, or adapted rather than discarded. That can have an enormous visual impact.

Put a generic modern lever set on a beautifully restored historic door and people may not be able to explain exactly what is wrong—but they will often sense it. At the same time, commercial buildings have real operational requirements.

Security systems change. Owners may need card readers. Exit hardware may be required. Door closers may need to be introduced or upgraded. Accessibility matters.

The goal is not to pretend those requirements do not exist. The goal is to coordinate them carefully enough that the historic door does not end up looking as though modern hardware was simply bolted onto it wherever there happened to be room.

A Door Can Be Restored and Still Perform Better

Preservation and improved performance are not necessarily opposites.

A restored historic entrance may also benefit from work such as:

  • correcting alignment

  • repairing jambs

  • adjusting hinges

  • improving latching

  • repairing thresholds

  • adding appropriate weatherstripping

  • addressing perimeter gaps

  • improving glazing

  • tuning or replacing necessary hardware

A surprising amount of what owners describe as an “old door problem” is really an alignment, hardware, threshold, or weather-sealing problem. If a door does not close properly, replacing the slab without understanding why may simply trade one problem for another.

The opening itself needs to be evaluated.

Historic Glass Should Not Become an Afterthought

Many historic commercial doors contain glass. Sometimes a lot of it.

You may have:

  • single large lites

  • divided-light doors

  • beveled glass

  • textured glass

  • wired glass from a later period

  • sidelights

  • transoms

  • specialty decorative glazing

If historic glass remains, determine whether it can be retained. If replacement glass is required, understand how the new product will look beside the old material. Glass thickness, reflectivity, distortion, color, safety requirements, and pane configuration can all influence the final appearance.

The same lesson applies here that we have discussed with historic windows:

The glass is part of the design.

It should not be selected after every other decision has already been made.

Be Careful With the “Close Enough” Replacement Door

This is where commercial historic buildings can lose a surprising amount of character very quickly.

The original door is deteriorated. Someone finds a commercially available wood door with approximately the same size. It fits. The panel arrangement is different. The glass is slightly different. The rails are different. The proportions are different. But it is a nice door.

So everyone convinces themselves it is close enough. Once installed, it often isn't.

The National Park Service's guidance on Inappropriate Replacement Doors specifically calls attention to characteristics such as glass size, pane configuration, true muntin profiles, and the number, size, and shape of door panels when evaluating replacements.

Those details are what make the original door belong to that particular building. A generic “historic-looking” door is not necessarily a historic replica.

Replication Can Be the Right Preservation Decision

There are also doors that have genuinely reached the end of what makes practical sense to restore.

Perhaps most major components have failed. Perhaps the door was altered so extensively that very little of the original design remains. Or perhaps the historic door disappeared fifty years ago. That is where replication becomes valuable.

If sufficient evidence exists, a new door can be fabricated based on:

  • surviving original doors

  • historic photographs

  • architectural drawings

  • ghost marks

  • original hardware locations

  • profiles elsewhere in the building

  • physical evidence within the opening

The goal should be to reproduce the characteristics that actually define the historic door.

That may include:

  • stile width

  • rail proportions

  • panel arrangement

  • sticking profiles

  • molding profiles

  • glass configuration

  • thickness

  • joinery

  • hardware location

  • transom and sidelight relationships

This is exactly why replication and replacement are not the same thing.

Replacement fills the opening. Good replication restores the architectural composition.

Storefront Entrances Need to Be Viewed as a System

Historic downtown commercial buildings introduce another challenge. The door may be part of an entire storefront.

That storefront may include:

  • display windows

  • bulkheads

  • transoms

  • entry recesses

  • framing

  • decorative metal

  • columns

  • signage areas

Changing only the door without understanding the larger storefront composition can disrupt the rhythm of the whole façade.

The National Park Service's Preservation Brief 11: Rehabilitating Historic Storefronts is particularly useful for these projects because it treats the storefront as a unified architectural feature rather than a collection of unrelated parts.

That perspective is important.

On Main Street buildings especially, the storefront may have been altered repeatedly over a century. Sometimes the job is not simply restoring what is there.It is figuring out which pieces actually belong.

Large Carriage, Garage, and Freight Doors Are Their Own Category

Some of the most interesting historic doors are not traditional pedestrian entrances at all. Former warehouses, fire stations, industrial buildings, carriage houses, and transportation buildings often contain very large original openings. Those doors may be major character-defining features.

They can also conflict with a building's new use. A former fire station may become a restaurant. A warehouse may become offices. A carriage house may become an event venue. Suddenly, an enormous historic door needs to coexist with insulation, security, ventilation, glazing, or occupant requirements it was never designed to handle. That does not automatically mean the door needs to disappear.

The National Park Service has documented creative rehabilitation approaches for historic garage and carriage doors, including retaining major original door assemblies while modifying the interior condition or discreetly incorporating new functional elements.

Those examples are useful because they demonstrate something preservation projects sometimes forget: There can be more than two choices.

It does not always have to be:

Leave it exactly as it is.

or

Tear it out and replace it.

Good rehabilitation often lives somewhere in between.

Codes, Accessibility, Security, and Preservation Have to Meet Somewhere

Commercial doors are one place where preservation goals and modern building requirements regularly collide. A historic entrance may need to accommodate some combination of:

  • egress

  • accessibility

  • fire protection

  • security

  • access control

  • wind exposure

  • operational requirements

These are project-specific questions and should be coordinated with the architect, code consultant, engineer, AHJ, and preservation reviewers as applicable.

The restoration contractor should not be making those design decisions independently. But the restoration contractor should be involved early enough to explain what modifications are practical and how they may affect original material.

There is a big difference between asking:

“How can we make this historic door work with the required hardware?”

and waiting until fabrication is complete to ask:

“Where can we fit this hardware?”

The first question usually produces better architecture.

Mock Up the Difficult Door

If a project has twenty identical historic doors, do not wait until door fifteen to decide what “finished” means. Restore one early.

Use it to work through:

  • paint removal

  • repairs

  • wood appearance

  • glazing

  • hardware

  • weatherstripping

  • finish

  • operation

  • acceptance criteria

The door itself becomes the quality standard.

If replication is involved, a mockup or first-article review becomes even more important. Profiles that seem insignificant on shop drawings can become very obvious once the door is hanging in the opening.

Shop Drawings Matter for Replicated Doors

A replicated historic door should not be fabricated from an elevation showing only width and height. At a minimum, depending on the design, shop drawings may need to establish:

  • overall size

  • thickness

  • rail dimensions

  • stile dimensions

  • panel dimensions

  • panel profiles

  • glazing configuration

  • muntin details

  • joinery

  • hardware locations

  • jamb conditions

Field verification matters too. Historic masonry openings have a habit of being less uniform than expected. A beautiful new door that is a quarter inch too large is still the wrong size.

This connects directly to our earlier discussion of historic restoration submittals: the expensive time to discover a dimensional or profile problem is after the door has been built.

Commercial Doors Take Abuse

There is another practical difference between a historic front door on a residence and a historic door in an active commercial building.

Traffic.

A hotel entrance, university building, government office, museum, church, or transportation facility may see constant use. That should influence restoration planning.

The assembly needs to be beautiful, but it also needs to survive. Hardware needs to be dependable. Hinges and pivots need to be appropriate for the weight. Finish systems need to suit the exposure. Door alignment matters. Thresholds matter. Routine adjustment matters.

Historic preservation should not produce a door that everyone is afraid to use. The goal is to return it to service.

We Have Seen This Work in Real Buildings

This is not theoretical.

At the Orlando Amtrak Station, eleven historic door slabs were removed, repaired, refinished, weatherstripped, fitted with restored hardware, and rehung so they operated smoothly while remaining part of the station's historic character.

At the Marion Hotel in Ocala, large 15-lite entry doors were restored along with their glass, hardware, kick plates, push bars, and jamb conditions.

At Vizcaya Museum and Gardens' Caretaker's Quarters, the project included both restoration of an existing heritage door and fabrication of a new arched, divided-light panel door using the surviving architectural details as the basis for the new work.

Those projects required different solutions. That is normal.

Historic-door restoration should respond to the actual building, not force every building into the same process.

Final Thoughts

Historic doors are easy to underestimate because everyone understands what a door does.

You open it. You close it. You lock it.

But on a historic commercial building, the entrance has another job. It helps tell you what kind of building you are entering. Its proportions, glass, panels, hardware, material, and relationship to the surrounding architecture may have survived generations of use. That deserves some thought before it is replaced.

Start with the entire entrance. Understand what is original. Evaluate what is actually deteriorated. Repair sound historic material where it makes sense. Restore hardware when possible. Coordinate modern requirements carefully. And when a door truly cannot be saved, document it well enough that replication preserves the details that made the original worth caring about in the first place.

A good historic entrance should not feel like a museum piece. It should feel like it belongs to the building. And then it should open.
